It’s either 24 or 48 hours notice in the US, I think. If you don’t give notice to the tenant, you could be shot by the tenant for breaking and entering by coming into the apartment UN-announced. I know I would if someone like that just decided to pop into my place without telling me. Hope this guy gets what he deserves.

Take this video to the Winnipeg Police, Absolutely no way in hell is he aloud to do this…Nor any other landlord aloud to without minimum 24 hour notice. If he was to enter your apartment without notice is if someone ( example : your sister, family member or friend ) has been under suspicion you have over dosed on drugs or alcohol. But then again he would only be aloud to enter with the police when they would arrive to your place. Otherwise he isn’t aloud to enter. Confront the caretaker about him entering your apartment…ask him what the reason was for him entering without giving you 24 hour notice. If you really want to find out what this bast*rd is doing in your house….Your best bet is to buy some cheap spy cams & set them up around the house in each room (including your bathroom) & have them run 24/7. Future shop would be the best place to buy the spy cams…When you have guests over, Make sure you let them know you have a cam in the bathroom & where it is (cover it up before they go in for their privacy) & Let them know what is going on to make sure you don’t make yourself sound like a perv lol
Oh, do not threaten the Landlord about taking the video to the police….That is the worst thing you could do but only do it if you set up the spy cams & catch him looking through your stuff. But make sure you take this video to the Winnipeg police & file a break & enter charge against him. (yesss, you can actually do that)

Actually what you need to do is read your lease over, because if it states in your lease that he has the right to enter with reasonable notices with the exception of danger coming from your building to your fellow neighbors then legally he can say he smelled gas and recieved a complaint from your neighbor and then tried to call you and you did not anwser. But seriously your house is digusting if i was your landlord i would tell you to either clean your place so you don’t increase the risk of pest or i would evict you. And yes places can evict you based off you not comply with house keeping issues….again more than likely that would be in your lease too. People need to also realize you need to read over your lease and any addendums or rules and regulations that may go with it!!!!! Because more than likely whatever is in the lease is going to trump any evidence you think you have, the lease that YOU SIGN trumps all!

The smell of gas would be an instant fail…. if there is anyone thinking they smelled gas, it would never be suggested to call the tenant. If there was a leak and the phone rings, there is electrical discharge – enough to ignite the gas… this is why anytime someone calls Emergency Services or the local Gas Company to report the smell of gas in their home, the caller is repeatedly warned not to hang up the phone until outside of the premise. Are any of the apartment buildings in Winnipeg equipped with gas ranges? All the ones I’ve known of are electric; I think you see that more in the apartments in the usa.
to AnonymousAlso leases must follow strict guidelines ( at least the ones in Winnipeg do), so if the lease has weird or strange “out of jail cards”, they will not get away with it because it can be reviewed and appealed by the Landlord & Tenancies Act of Manitoba.
