This guy has been involved in more shady deals “here in San Antonio Tx” than a $2-dollor Whore in Bangkok sucking Cxck for free. Don’t trust this guy. He caters to Mexican Nationals who don’t know any better and sell them home that are over priced and in need of serious repairs. This dude has a network of investors from Doctors, to Lawyers, to Business owners who fund his real estate operation. Basically this dude will convince a homeowner in distress to sell his home to one of his investors for penny’s while usually collecting a Fee and a Commission. Then he he will sell the home to a Mexican National or an uninformed Buyer for an inflated price while collecting another fee, a commission and closing cost fees from the buyer. Guess what the interest rates are for these homeowners? anything above 10% is great for them! And if the new homeowner gets behind on the property then they just foreclose and Rene collects another commission and more closing cost from a new buyer. How people can get away with this is simply a moral crime if not a real crime. We are exposing Rene Martinez for his shallow way of doing business. I dont trust him. Don’t know the guy but I’m a Realtor too. I’m not standing up for him cause I don’t know the true story but there seems to be a lot of holes in your post.

You also mention that he gets a fee and commission when he sells the property as if it’s wrong to do but isn’t that what realtors do? We sell homes and get paid a commission.
Then you say “And if the new homeowner gets behind on the property then they just foreclose and Rene collects another commission and more closing cost from a new buyer. ” But Realtors don’t foreclose on homes the Lender does and if it’s Owner Financed then the Seller is the Lender. Whether the Lender is the Seller or whether it’s a Bank if the home owner does not pay the mortgage then they get foreclosed on, right? Then when the Lender/Seller get the home back after foreclosing then of course the Seller wants to sell the home again which means he hires a realtor and has to pay a commission, right?
Like I said, I don’t know the guy, I’m just going off of what you’re saying on this post. Sounds to me like you’re angry because you purchased a home from his client and he was the agent representing that Seller or maybe he was your agent when you purchased the home and you expected to stay in a home for free without paying your mortgage.

Real-tor I suppose you have a point. I read the post and thought the same thing. Guy is just doing business and what’s wrong with that? The part you missed and did not mention concerns the ignorant individuals he prays on and the immigrant people who he has taken money from. It’s one thing to have an investor and help them find homes to capitalize their investments. And it’s one thing to charge fees and make commissions from real estate. It’s a whole other thing to induce people to purchase crappy homes and induce them into crappy deals. It’s also another thing when you have a fiduciary responsibility to help people while also trying to help yourself to more than you deserve. I think you have a point but you don’t know this guy, “I do.” And I also think I know who made the post. Guess the poster got screwed too. Mr. Martinez just doesn’t screw his clients; he is also known to screw his employees. That’s why someone close to him put him on here, “The Dirty.com.” When you are dirty you will always end up disappointing someone and pissing them off. The Dirty is where these people can expose individuals like Rene Martinez.
I am also a Realtor and after reading this post I don’t know what to think. I do not know this guy and have never heard of him. He most likely works small transactions which seems to be his niche. If he is scamming people then thats another thing but people need to also take responsibility for their decisions as well. I have dealt with owners that are in a distressed property or need to sell just to prevent foreclosure and selling their home for the balance owed is a way out for them. Its not considered taking advantage of them. Its considered making a deal work. He cant force them to sell for whatever he suggest to them. They make that choice. Also If your a buyer that gets screwed over you need to take responsibility for who you hire as your Realtor. There are over 7,000 registered Realtors in San Antonio. Do your research and don’t just pick anybody. Also if its owner finance its always going to be a higher interest rate thats the advantage of being an investor. Even companies out there start up Hard money lending. Its not against the law. Again no one forces you to accept the loan when its another avenue for you. The Hard money lender or owner finance companies charge you a higher rate because they know you cant get approved through a normal financial institute. No one denies that. At the end of the day if you don’t like the terms simply don’t except it. Again I am not this guy and I have no clue who he is but I will stand up for another Realtor if I see someone attacking them. Hopefully this experience you had will be a learning lesson for you. Educate yourself next time. The last Realtor explained it pretty well also closing cost doesn’t go to a realtor it goes to the Lender. Here is to your post an old saying. Buyers are liers and sellers are dwellers. Everything you just said in the post fits this saying.
